The Market
Gurgaon is not one property market - it is five, stacked along a diagonal that runs south-west from the Delhi border. Understanding which of the five you are buying into matters more than any other decision in the city, because the same 3 crore rupees buys a nearly finished apartment on Golf Course Extension Road, a larger new-launch unit in Sector 79, or a compact resale on old Golf Course Road with a fifteen-year-old clubhouse.
The oldest layer is DLF Phases 1 to 5 and the Sushant Lok belt, developed between the late 1980s and the mid-2000s. Stock here is low-rise, plotted or early high-rise, and pricing is driven almost entirely by land value and school catchment rather than by specification. The second layer is Golf Course Road itself - a 10 km stretch of premium towers with rates between 22,000 and 32,000 per sq.ft., where inventory is thin and most transactions happen in resale.
Golf Course Extension Road forms the third layer and is the busiest primary market in the city. Sectors 58 to 67 have absorbed more than 30 launches since 2019, and the corridor now has a functioning Rapid Metro connection at one end and the Sohna Elevated Road at the other. The fourth layer is New Gurgaon - Sectors 78 to 95 along the Pataudi Road and NH-48 spine - where affordable and mid-segment supply has concentrated and where the price per sq.ft. still starts under 10,000.
The fifth and newest layer is the Dwarka Expressway corridor, Sectors 99 to 113. This is where the largest single tranche of luxury supply in Gurgaon history is being delivered, and where the completion of the expressway in 2024 reset expectations for what a 30-minute drive to IGI Airport is worth. Buyers who entered Sector 113 at 8,000 per sq.ft. in 2020 are seeing quotes above 16,000 today.
Employment is the reason all of this exists. Cyber City, Udyog Vihar, Golf Course Road corporate parks, Sector 44 and the Manesar industrial belt together host the largest concentration of Fortune 500 back-office and captive centres in India. Gurgaon has more office stock than any other NCR city, and residential demand tracks that stock with a lag of roughly eighteen months.
Prices & Trends
Citywide average pricing crossed 14,500 per sq.ft. in the last quarter, up 12.5% year on year - the strongest twelve months since 2013. That headline number conceals a sharp divergence: Dwarka Expressway sectors appreciated 18-22%, Golf Course Extension Road managed 11-13%, and the older Sohna Road societies moved less than 5%.
Rental yields sit at 3.2% on average, which is respectable for an Indian metro but well below the 5-6% that investors in this market expected a decade ago. Yields are highest in compact 2 BHK stock near Cyber City and Udyog Vihar, where a 1.4 crore rupee apartment can rent for 45,000-55,000 a month. They are lowest in the ultra-luxury band, where a 12 crore rupee apartment rarely rents above 3.5 lakh.
Unsold inventory across Gurgaon stands at roughly 22 months of sales - healthy by NCR standards and considerably tighter than the 40-plus months carried in 2017. The tightness is concentrated in the 2-4 crore rupee band. Above 8 crore, supply overhang is real, and negotiation on unsold high-floor stock is genuinely possible.
One structural change worth noting: since 2022 Haryana has priced circle rates far closer to market rates in the newer sectors, which has reduced the cash component in transactions and made bank valuations more reliable. That is good for buyers taking loans and mildly negative for sellers who priced in an old spread.
Getting Around
NH-48 is the historic spine, connecting Delhi to Jaipur through Gurgaon and carrying the bulk of the city daily commute. It is also the most congested piece of road in the region between 8:30 and 11:00 in the morning, which is why every newer corridor in the city was built to bypass it.
The Dwarka Expressway - officially NH-248BB - opened fully in 2024 and is the single most important connectivity change in Gurgaon in a decade. It runs 29 km from Shiv Murti on NH-48 in Delhi to Kherki Daula, with an elevated section through Sectors 99 to 113. A resident of Sector 113 can now reach IGI Airport Terminal 3 in about 25 minutes off-peak.
The Delhi Metro Yellow Line terminates at HUDA City Centre and connects Gurgaon to South Delhi and Central Delhi. The separate Rapid Metro loop serves Cyber City, Sector 42-43 and Golf Course Road. The approved Millennium City Centre to Cyber City corridor, a 28.5 km line with 27 stations, will finally connect the old and new halves of the city - construction is under way with a target of 2028.
The Southern Peripheral Road and the Sohna Elevated Corridor complete the loop, connecting Golf Course Extension Road to NH-48 and to Sohna in under 25 minutes. For anyone commuting toward Noida or east Delhi, the Kundli-Manesar-Palwal Expressway offers a bypass around Delhi entirely.
What's Coming
Three infrastructure programmes will shape Gurgaon pricing over the next five years. The first is the metro extension already described - 28.5 km, 27 stations, connecting Millennium City Centre to Cyber City through Sectors 45, 47, 54 and 5. Sectors within 800 metres of a planned station have historically repriced 8-12% on the day tendering is announced.
The second is the Global City project on 1,080 acres near Sector 36B - a Haryana government mixed-use development pitched as an integrated business district. Land allotment began in 2023, and the first commercial parcels have been auctioned.
The third is the drainage and stormwater programme along the Badshahpur drain, which is the direct cause of the annual monsoon flooding on Sohna Road and near Hero Honda Chowk. Sections have been widened and the Vatika Chowk to Ghata stretch remediated. Buyers should still check the specific site elevation before committing to a ground-floor unit on the older Sohna Road stretch.
The Jewar airport in Greater Noida, though 80 km away, matters here too - it will reduce pressure on IGI and improve east-NCR logistics, which slightly narrows the connectivity advantage Gurgaon has held over Noida for twenty years.
Local Guide
Schools are the single most common reason families choose one Gurgaon sector over another. The established cluster - The Shri Ram School Aravali, Pathways World School, Heritage Xperiential, DPS Sector 45, Scottish High International, GD Goenka and Amity Gurugram - is concentrated between Sectors 42 and 55 and along Sohna Road. The Dwarka Expressway sectors have newer campuses, but the depth is not yet comparable.
For healthcare, Medanta The Medicity on Sector 38 is the largest facility in the region. Fortis Memorial Research Institute in Sector 44, Artemis in Sector 51, Paras and Max Gurugram cover the rest of the city. Response time from the Dwarka Expressway sectors to Medanta is around 25 minutes off-peak.
Retail runs from Ambience Mall and Airia on NH-48 to the DLF trio of CyberHub, Horizon Plaza and Mall of India in the older sectors, plus the newer Worldmark and AIPL Joy Street formats. Sector 29 remains the citywide dining and nightlife anchor.
Two practical notes. Water supply in the newer sectors is still partly dependent on tankers during peak summer - ask any project whether it is connected to the GMDA canal-based supply or running on borewells plus tankers. And check the electricity feeder: DHBVN load in the outer sectors can be inconsistent, so diesel-generator backup capacity per apartment is a real specification, not a brochure line.

Gurgaon remains the deepest primary residential market in NCR, with citywide averages around 14,500 per sq.ft. and 12.5% year-on-year appreciation. The best risk-adjusted entries right now are Dwarka Expressway sectors with delivered road access and Golf Course Extension Road projects nearing possession. Avoid launches in sectors where the approach road is still unbuilt.
For end-use with a school priority, Sectors 42-57 along Golf Course Road and Golf Course Extension Road are hard to beat. For appreciation, Sectors 99-113 on Dwarka Expressway have delivered the strongest gains since 2020. For value, Sectors 78-95 in New Gurgaon still price below 10,000 per sq.ft. with credible developers present.
The citywide average is roughly 14,500 per sq.ft. Golf Course Road runs 22,000-32,000, Golf Course Extension Road 13,000-18,000, Dwarka Expressway 11,000-17,000, and New Gurgaon sectors 8,500-11,500. Ultra-luxury towers in Sector 63A and DLF Phase 5 cross 40,000 per sq.ft.
Around 3.2% on average. Compact 2 BHK units near Cyber City and Udyog Vihar achieve the best yields at 3.6-4.2%. Large luxury apartments above 8 crore typically yield under 2.5% because rents do not scale with capital value at the top of the market.
From the Dwarka Expressway sectors, 25-30 minutes off-peak via the expressway. From Golf Course Road, 35-45 minutes via NH-48 depending on traffic at Rajokri. From New Gurgaon sectors near Pataudi Road, allow 45-55 minutes.
