Sector 113 is the first Gurgaon sector you enter from Delhi on the Dwarka Expressway of Gurgaon, trading at roughly Rs 16,200 per sq.ft. and anchored by the Sector 113 interchange where the expressway crosses into Haryana. It is one of the few pockets in the city where you can still read the whole development story off a single drive down the main road.
Primary supply here is dominated by post-2019 high-rise towers of 3 and 4 BHK apartments, most of them 35 to 45 storeys. DLF, Smartworld and Emaar India all hold live inventory in the micro-market, which means a buyer walking three sales offices in an afternoon can compare genuinely competing products rather than variations of the same one.
Capital values have moved 18.4% over the past twelve months and gross rental yields settle near 3.1%. The typical buyer is a senior corporate professional or returning NRI who values airport access above school catchment. On a 3 BHK of the size most commonly transacted here, that translates to an all-in ticket of roughly ₹4.2 Cr before registration and interiors.
Standing at the Sector 113 interchange on a weekday morning, the striking thing is how little local traffic there is - almost everything on the road is through-traffic heading to Delhi or the airport. The towers here are set back further from the expressway than the Sector 102-106 stretch, which meaningfully reduces road noise on the lower floors. Because the sector was licensed late, the internal 24-metre sector roads were built to the current HSVP standard rather than retrofitted, and the difference in drainage during monsoon is visible.
The honest caveat: the sector is still thin on daily-needs retail and schools; residents currently drive to Sector 109 or into Dwarka for both, and that will not change for another two to three years.

Where a micro-market draws a narrow buyer type, exits take longer even when pricing is right.

Where you will find real differentiation is in tower position, floor, aspect and the carpet-to-super ratio - not in the amenity list.
Getting Around
Road access to Sector 113 runs through the Dwarka Expressway (NH-248BB), the Northern Peripheral Road service lanes and Sector 113-114 dividing road. The nearest metro is Dwarka Sector 21 on the Blue and Airport Express lines, about 8 km away; the proposed Dwarka Expressway metro spur remains at the DPR stage.
For a Cyber City commute, expect 30-35 minutes off-peak via the expressway and CPR, and closer to 50 minutes in the morning peak. Anyone working in Delhi will find this the most practical residential sector in Gurgaon.

It has been the strongest performing sector in Gurgaon over the past year at 18.4% appreciation, driven entirely by the Dwarka Expressway opening. The investment case rests on airport proximity and the fact that no comparable sector exists closer to Delhi. The risk is that social infrastructure is two to three years behind the residential delivery.
About 18 km, or 25 minutes off-peak using the Dwarka Expressway. That is the shortest airport drive from any residential sector in Gurgaon, and roughly 15 minutes faster than the equivalent journey from Golf Course Road.
Around Rs 16,200 per sq.ft. as of the latest quarter. Launch pricing in 2020 was near Rs 8,000, so early buyers have roughly doubled. Current quotes range from Rs 14,500 for lower floors in older towers to Rs 19,000 for high-floor units with unobstructed Delhi-side views.
Not inside the sector yet. The nearest established options are Delhi Public School in Sector 102 about 6.5 km away, and the Dwarka school cluster across the border in Delhi. Families with school-age children should factor a 15-20 minute daily school run into the decision.
DLF, Smartworld and Emaar India all hold live inventory in and immediately around Sector 113. Their overlapping launch windows mean specification levels are broadly comparable, so the comparison usually comes down to tower position, floor and payment plan.
Thin daily-needs retail, no school inside the sector, and an evening food-delivery radius that is still limited. Lower floors in the towers closest to the expressway also carry road noise. All three improve with time, but none of them is solved today.
