The Market

About Noida

Noida was laid out in 1976 as a planned industrial township and it still behaves like one. Sectors are numbered on a grid, roads are wide by NCR standards, and the authority controls land allotment directly rather than through private licensing. That single structural difference explains most of what makes Noida distinct: fewer approach-road disputes, more consistent civic infrastructure, and a slower, more predictable price curve.

The market divides cleanly into three bands. Old Noida - Sectors 14 to 62 - is largely built out, dominated by plotted housing, government colonies and 1990s group-housing societies. Prices here are driven by proximity to the Blue Line metro and to the Sector 62 and Sector 16 office clusters. Stock is older and resale-heavy, but rental demand is the strongest in the city.

The second band is the Noida Expressway corridor, Sectors 93 to 168, running parallel to the Yamuna. This is where the bulk of premium high-rise supply sits, and where the largest institutional employers - the Sector 125 to 135 IT parks, Advant, Assotech and the Film City cluster in Sector 16A - anchor demand. Sector 150 is the standout: the authority capped it at 20% ground coverage, which produced the greenest high-rise sector in NCR.

The third band is Greater Noida and Greater Noida West (Noida Extension) - technically separate authorities, priced 25-35% below Noida proper, and driven by the Jewar airport story and the Aqua Line metro. Supply here is enormous and quality is uneven; the difference between a well-run project and a stalled one is starker in this band than anywhere else in NCR.

What Noida has genuinely fixed since 2020 is the stalled-project problem that defined it between 2013 and 2019. The Amitabh Kant committee recommendations, the UP government zero-period relief and a series of authority settlements have restarted a large share of stuck inventory. Buyers should still check whether a specific project carries authority dues, because those dues block registry even after possession.

Prices & Trends

Market intelligence

Noida averages roughly 9,800 per sq.ft. citywide, up 10.2% over the past year. Sector 150 and the Sector 128-135 stretch price between 12,500 and 17,000. Greater Noida West sits between 6,500 and 8,500. The gap between the two is the single clearest arbitrage in NCR, and it is narrowing as Aqua Line ridership grows.

Rental yields of 3.5% are the best among the three cities covered here, and the reason is straightforward: capital values are lower while rental demand from the IT parks, the Sector 62 corporate cluster and the large student population around Amity and Sharda universities is steady.

Absorption has been strong for four consecutive years. Unsold inventory is now near 18 months of sales in Noida proper - the tightest in NCR - though Greater Noida West still carries over 30 months.

The registry-and-dues issue deserves emphasis because it is unique to this market. Several completed projects have handed possession but cannot execute registry because the developer owes the authority land-cost instalments. Always ask for the current no-dues position in writing before paying anything above the booking amount.

Getting Around

Connectivity & commute

The Noida-Greater Noida Expressway is the spine - six lanes, 24.5 km, connecting the Delhi border at Sector 15A to Pari Chowk, with the Yamuna Expressway continuing on to Agra. Off-peak, Sector 150 to Connaught Place is about 50 minutes.

The Delhi Metro Blue Line runs from Dwarka through Central Delhi to Noida Electronic City, covering Sectors 15 through 62. The Magenta Line connects Botanical Garden to Janakpuri West via South Delhi, which cut the Noida-to-Gurgaon journey materially. The Aqua Line runs 29.7 km from Sector 51 to Depot Station in Greater Noida.

The DND Flyway and the Chilla and Kalindi Kunj crossings connect Noida to South and Central Delhi. The Faridabad-Noida-Ghaziabad Expressway links Noida to Faridabad and, through it, to Gurgaon without entering Delhi.

The change everyone is pricing in is Noida International Airport at Jewar. Phase one covers one runway and a capacity of 12 million passengers a year, with commercial operations targeted after multiple revised timelines. Sectors along the Yamuna Expressway within 25 km of Jewar have already repriced significantly on the announcement alone.

What's Coming

Infrastructure on the way

Noida International Airport at Jewar is the largest single infrastructure event in NCR. Phase one is built on 1,334 hectares with an eventual five-runway master plan. The direct beneficiaries are the Yamuna Expressway sectors and Greater Noida; the indirect beneficiary is all of east NCR, which currently drives 60-90 minutes to IGI.

The Noida Film City project in Sector 21 covers roughly 1,000 acres and has been awarded to a consortium. If it delivers even partially, it creates an employment node in a part of the map that currently has none.

The Aqua Line extension from Sector 51 to Sector 142 and the proposed link to the Blue Line at Sector 61 remove the most-complained-about gap in Noida transit: the 300-metre walk between the Blue and Aqua line stations at Sector 51-52.

On the civic side, the Noida authority has systematically undergrounded electricity in the newer sectors and built the Sector 168 sewage treatment capacity that the expressway corridor needed. These are unglamorous but they are the reason expressway-sector maintenance charges have stayed lower than comparable Gurgaon projects.

Living in Noida

The school cluster in Noida is dense and well established: Step by Step in Sector 132, Pathways Noida, Delhi Public School Sector 132, Amity International across several sectors, Genesis Global in Sector 132, Lotus Valley in Sector 126 and Somerville in Sector 22. The expressway corridor is unusually well served compared with newer corridors elsewhere in NCR.

Healthcare is anchored by Fortis Sector 62, Jaypee Hospital in Sector 128, Kailash Hospital in Sector 27, Max Sector 19 and the Yatharth chain in Greater Noida. Jaypee in particular is on the expressway itself, which matters for Sector 128-150 residents.

Retail is led by DLF Mall of India in Sector 18 - the largest mall in India by leasable area - alongside the Great India Place, Gardens Galleria and the newer Grand Venice in Greater Noida. Sector 18 remains the dining anchor.

Two practical notes. First, verify the authority dues position, as described above, before any payment beyond booking. Second, Noida applies a 1% rebate on stamp duty for female buyers and the UP circle-rate structure differs materially from Haryana - budget 7% stamp duty plus 1% registration when modelling total cost.

Buying in Noida — your questions answered

Noida is cheaper - roughly 9,800 per sq.ft. against 14,500 in Gurgaon - with better rental yields at 3.5% and more consistent civic infrastructure thanks to planned authority development. Gurgaon has more office stock, a deeper luxury market and faster appreciation. For end-use on a budget under 2 crore, Noida generally wins; for luxury and liquidity, Gurgaon does.

Sector 150 is the strongest combination of low density, delivered infrastructure and credible developers. Sectors 128-135 on the expressway offer proximity to the IT parks. Greater Noida West offers the largest discount but requires careful project-level diligence on authority dues and construction status.

Sectors along the Yamuna Expressway within about 25 km of Jewar have already repriced on the announcement. The broader effect on Noida proper is indirect - reduced pressure on IGI and improved east-NCR connectivity - and is likely to be worth single-digit percentage appreciation rather than the multiples being marketed near the airport itself.

Uttar Pradesh charges 7% stamp duty plus 1% registration on the circle-rate or transaction value, whichever is higher. Female sole buyers receive a 1% rebate on stamp duty subject to a value cap. Budget 8% of the agreement value as an all-in registration cost.

Noida and Greater Noida allot land to developers on instalment. If a developer defaults, the authority withholds the completion certificate and the sub-registrar will not execute individual registries even after possession is handed over. Always ask for the current no-dues or settlement status in writing before paying beyond the booking amount.

Considerably safer than it was between 2013 and 2019. The Amitabh Kant committee package and UP zero-period relief restarted a large share of stalled inventory. Restrict yourself to projects that are structurally complete or have a delivered developer, and verify the authority dues position independently.

About 3.5% on average - the best of the three cities covered here. Compact 2 and 3 BHK units near the Sector 62 and Sector 125-135 office clusters achieve 3.8-4.3%. Yields fall below 3% for large luxury units in Sector 150.

Sector 18 to Connaught Place is about 22 km, roughly 35 minutes off-peak via the DND Flyway. From Sector 150 allow 50-60 minutes. The Blue Line metro from Noida City Centre reaches Rajiv Chowk in about 40 minutes.
