Our registration, and how to verify any project yourself
What RERA protects you against
The Real Estate (Regulation and Development) Act came into force in 2017 and changed the balance of power between promoter and buyer in five concrete ways. First, escrow: 70% of the money collected from buyers for a project must sit in a separate account and be withdrawn only against certified construction progress, which is what stopped developers from funding new land purchases with your instalments. Second, carpet area: sales must be quoted on carpet area as defined in the Act, ending the era of elastic "super area" pricing. Third, timelines: the promoter declares a completion date at registration, and delay entitles you to interest or a full refund with interest. Fourth, defect liability: structural defects and workmanship issues must be rectified free for five years from possession. Fifth, disclosure: approvals, layout plans, phase-wise timelines and the promoter's track record are published on the regulator's portal.
What RERA does not protect you against
Registration is not a quality certificate. It does not vouch for construction standards, the developer's financial health, the accuracy of marketing renders, or whether the price is fair. It does not cover projects below the size thresholds (broadly, land under 500 sq.m. or fewer than eight apartments), completed projects with an occupancy certificate already issued, or pure renovation work. And it cannot help you if you paid outside the registered project account or signed a side agreement. Registration means the project exists on the regulator's books with declared plans and dates — everything else is still your diligence.
How to verify a Gurgaon or Haryana project on HARERA
Go to the Haryana Real Estate Regulatory Authority (Gurugram) portal and open the registered-projects search. Enter the project name or the registration number printed on the brochure and on our listing page. Check five things on the result: that the registration is valid and not expired; that the promoter's name matches the entity on your builder-buyer agreement, not just the brand; that the declared completion date matches what the sales team told you; that the phase or tower you are buying into is covered by that registration, since large townships register phase by phase; and that the declared carpet area for your unit type matches the agreement. How to verify a Noida or Greater Noida project on UP RERA
The Uttar Pradesh Real Estate Regulatory Authority portal works the same way: search registered projects by name, promoter or registration number for the Gautam Buddh Nagar district. UP RERA additionally publishes quarterly progress reports (QPRs) filed by promoters, which are the single most useful document a buyer can read — they show declared construction progress against the committed schedule, quarter by quarter. A project whose QPRs have stopped being filed, or whose declared progress has flatlined for three quarters, is telling you something the sales office will not.
Verifying an agent, including us
Registered agents also appear on the same portals under the agents' register. Search our registration number and confirm it is active before you transact — and apply the same test to any other agent or broker you speak with. Under the Act, an unregistered agent cannot legally facilitate the sale of a registered project, and dealing with one leaves you outside the regulator's grievance machinery.
If something goes wrong
Complaints against a promoter or an agent are filed with the relevant authority — HARERA Gurugram for Haryana, UP RERA Lucknow/Greater Noida bench for UP — using the online complaint form and a modest filing fee. Typical grounds are possession delay, deviation from the sanctioned plan, carpet-area shortfall and failure to rectify structural defects. Orders are enforceable as decrees, and appeals go to the Real Estate Appellate Tribunal. Talk to us first if the issue is on a project you bought through us: we escalate to the developer's leadership at no cost to you, and in most cases that resolves it faster than a filing would.
