Micro-markets worth knowing

The sector, corridor or expressway you choose matters more than the city. Start with these.

Gurgaon

Gurgaon (Gurugram) is the largest primary residential market in Delhi NCR, running from the mature Golf Course Road corridor through Golf Course Extension Road into the New Gurgaon sectors and the Dwarka Expressway belt. Roughly 14,500 per sq.ft. is the citywide average, but the spread between sectors is wider here than anywhere else in the region.

Noida

Noida is the planned, grid-laid half of NCR - wide sectors, mature civic infrastructure and the cheapest entry point among the three major residential markets at roughly 9,800 per sq.ft. The Noida Expressway sectors and Sector 150 carry most of the current premium supply.

Delhi

Delhi is a land-constrained, resale-driven market where the citywide average of 18,500 per sq.ft. is the highest in NCR and new group-housing supply is almost non-existent. Dwarka and the DDA land-pooling zones are the only meaningful sources of new inventory.
