It is one of the few pockets in the city where you can still read the whole development story off a single drive down the main road.
Primary supply here is dominated by post-2018 high-rise towers across Sectors 99 to 113, spanning mid-segment through luxury. DLF, Sobha, Signature Global, Krisumi and Smartworld all hold live inventory in the micro-market, which means a buyer walking three sales offices in an afternoon can compare genuinely competing products rather than variations of the same one.
Capital values have moved 16.9% over the past twelve months and gross rental yields settle near 3.1%. The typical buyer is a mix of end-users relocating from Delhi and investors who bought before the expressway opened. On a 3 BHK of the size most commonly transacted here, that translates to an all-in ticket of roughly ₹3.1 Cr before registration and interiors.
The expressway opening in 2024 was the single largest step-change in Gurgaon connectivity in a decade, and the price data since then shows it clearly: 16.9% in twelve months across the corridor. Service-road completion is uneven between Sectors 102 and 110, so the quality of the last 500 metres to a project gate varies far more than the brochures admit. Sector 113 at the Delhi end and Sector 99 at the Kherki Daula end behave like different markets despite sharing a corridor name - the price gap between them is nearly Rs 4,000 per sq.ft.
The honest caveat: social infrastructure lags the residential delivery by a wide margin - schools, hospitals and organised retail are all thinner here than the tower count would suggest.

Getting Around
Road access to Dwarka Expressway runs through the Dwarka Expressway (NH-248BB), the Central Peripheral Road and NH-48 at Kherki Daula. Dwarka Sector 21 on the Blue and Airport Express lines is the practical metro access at the Delhi end; a dedicated expressway metro spur has been proposed but not sanctioned.
IGI Airport is 25-35 minutes depending on your sector. Cyber City is 30-40 minutes via CPR. Central Delhi is 40-50 minutes, which is the fastest of any Gurgaon corridor.
