About Sobha

Sobha was founded by PNC Menon, who built the business on an unusual premise: own the interiors, glazing, metalwork and concrete operations in-house so that quality does not depend on a subcontractor bid. That is the 1995 foundation on which Sobha, now headquartered in Bengaluru, Karnataka, still operates.

In Delhi NCR the product focus is premium and luxury apartments in Gurgaon Sectors 63A, 106 and 108, with a growing Dwarka Expressway presence. NCR ticket sizes generally start above Rs 2.5 crore and run past Rs 12 crore in the Sector 63A line.

The company runs its own manufacturing facilities for glazing, joinery and metalwork, which is why its finishing tolerance is measurably tighter than the NCR market norm. The cumulative number is around 130.0 million sq.ft. across Bengaluru, NCR, Chennai, Pune, Kochi and Thrissur.

Build quality and specification

Sobha construction quality is the reference standard in the Indian market. Wall plumb, tile lippage, door-frame alignment and joinery tolerances are held to specifications most developers do not measure at all.

The trade-off is a more conservative aesthetic - Sobha buildings are engineered before they are styled, so buyers looking for dramatic architecture sometimes find them understated.

Delivery record

Sobha has never abandoned a project, and its NCR deliveries have been handed over close to committed dates even through the 2016-2019 sector-wide slowdown.

Who buys from Sobha

Sobha buyers are usually people who have lived through a bad construction experience elsewhere, plus engineers and technically minded buyers who read specification sheets rather than brochures.

The honest caveat: Sobha prices its quality, and its NCR inventory is not cheap; buyers who prioritise clubhouse scale or dramatic architecture over construction tolerance may find better value elsewhere.

What to ask before booking a Sobha project

  • Ask for the RERA registration certificate itself, not the number quoted on a brochure, and check the declared completion date against what the sales team is telling you.
  • Ask which entity you are paying. Marketing brand names and registered promoter entities differ, and money should only ever move to the entity named on the registration.
  • Ask who runs facilities management after handover - the developer in-house team or a third-party contractor appointed on lowest bid. It is the single best predictor of how a project looks five years in.
  • Ask to inspect a delivered project from the same developer, ideally one handed over three or more years ago, and specifically ask to see the basement and a service corridor rather than only a show flat.
  • Ask for the fully loaded cost sheet, with preferred location charges, floor rise, club membership, interest-free maintenance security, parking and power backup itemised separately.
  • Ask what the maintenance rate per sq.ft. will be at handover and what it was at handover on the developer last delivered project in the same city.

For NRI buyers, the practical questions are whether the developer accepts payment from NRE and NRO accounts without friction, whether it will coordinate with a power-of-attorney holder in India, and whether it issues the foreign inward remittance documentation you will need years later at the point of repatriation. Sobha does all three, but the timelines vary by project and we set expectations before you book rather than after.
