Krisumi was founded in 2018 and operates out of Gurugram, Haryana. Krisumi is a joint venture between Sumitomo Corporation of Japan and the Krishna Group of India, and it is the first Japanese-led residential development in India.
Cumulative delivered area stands at roughly 5.0 million sq.ft. across Gurugram. The scale is deliberately small - a single master-planned development in Sector 36A Gurgaon of roughly 65 acres, built out in phases over a decade rather than launched all at once.
In Delhi NCR the product focus is Japanese-designed apartments in a single phased township on the Dwarka Expressway corridor. Ticket sizes run from about Rs 1.8 crore for compact configurations to Rs 6 crore for the larger units in the later phases.
The Japanese design input is not cosmetic. Unit layouts use the Japanese approach to storage integration and service-core planning, and the construction detailing follows Sumitomo internal standards on waterproofing, acoustic separation and seismic detailing.
Acoustic performance in particular is measurably better than the NCR norm - floor-to-floor sound transmission is engineered rather than accidental, which is a difference residents notice immediately.
The first phase has been handed over and is occupied. Subsequent phases are progressing on the published schedule, which is a strong signal for a company this young.
Krisumi attracts detail-oriented buyers - a notable share are engineers, architects and returning expatriates who have lived in Japanese or Singaporean housing and want the same standards here.
The honest caveat: The company builds in one location only, so there is no choice of micro-market, and the phased build-out means early residents live alongside active construction for several years.
Krisumi handles post-booking documentation, construction-linked demand notes and possession formalities through its own customer-relations desk, and we track those interactions on behalf of every buyer who transacts through us. Where a demand note arrives ahead of the construction milestone it is linked to, we raise it.
For NRI buyers, the practical questions are whether the developer accepts payment from NRE and NRO accounts without friction, whether it will coordinate with a power-of-attorney holder in India, and whether it issues the foreign inward remittance documentation you will need years later at the point of repatriation. Krisumi does all three, but the timelines vary by project and we set expectations before you book rather than after.
Against the other nine developers whose inventory we track, Krisumi is best understood as follows. First Japanese-led residential development in India. Sumitomo Corporation technical standards on waterproofing, acoustics and seismic detailing. Those two things are what a buyer is actually paying for, and they show up in resale rather than in the brochure.
What it is not: the company builds in one location only, so there is no choice of micro-market, and the phased build-out means early residents live alongside active construction for several years. We say that on every project page as well as here, because a site visit will reveal it anyway and we would rather you heard it from us first. If a different developer is a better fit for your requirement, we will say so - our fee comes from the developer on a successful transaction, and it comes at the same rate whichever one you choose.

Managed the entire purchase from Dubai. They set out the power of attorney requirements upfront, flagged the three-month adjudication window I would have missed, and coordinated with my chartered accountant on the TDS position. Genuinely…

Good to know
It is a joint venture between Sumitomo Corporation of Japan and the Krishna Group, and the first Japanese-led residential development in India. Japanese standards on waterproofing, acoustic separation and storage-integrated layout design are applied rather than referenced.
A single 65-acre master-planned development in Sector 36A Gurgaon, on the Dwarka Expressway corridor. The company builds nowhere else, so there is no choice of micro-market.
Yes. Waterfall Residences Phase 1 with 433 units was handed over in 2024 and is fully occupied - the first Japanese-designed residential handover in India. Later phases are progressing on the published schedule.
Roughly Rs 1.8 crore for compact configurations up to about Rs 6 crore for larger units in later phases. Pricing sits in the premium band for the Dwarka Expressway corridor.
It is structural rather than decorative. Unit layouts follow Japanese storage-integration and service-core planning, and construction detailing follows Sumitomo internal standards. Acoustic separation between floors is the difference residents report noticing first.
Phased build-out means early residents live alongside active construction for several years, there is no micro-market choice because the company builds in one location, and the delivery record is short compared with established developers.
