Sector 113 vs Sector 102: Which Dwarka Expressway Sector Should You Buy?

A direct comparison of the two most-shortlisted Dwarka Expressway sectors on price, connectivity, social infrastructure and what each one will look like in three years.

Sector 113 offers the shortest airport drive in Gurgaon at about 25 minutes and the newest sector infrastructure, at roughly Rs 16,200 per sq.ft. Sector 102 prices around Rs 13,000 with working retail and a school cluster already in place. Choose 113 for connectivity, 102 for liveability today.

Almost every buyer shortlisting on the Dwarka Expressway ends up choosing between the Delhi end and the middle of the corridor. In practice that means Sector 113 against Sectors 102 to 106.

They are three kilometres apart and they are not the same decision.

Sector 113

Sector 113 trades at roughly Rs 16,200 per sq.ft. and has moved 18.4% over the past twelve months, with gross rental yields near 3.1%. A genuine 25-minute drive to IGI Airport Terminal 3 without touching NH-48 is the reason buyers look here at all. Supply is post-2019 high-rise towers of 3 and 4 BHK apartments, most of them 35 to 45 storeys, from DLF, Smartworld and Emaar India.

The honest limitation is that the sector is still thin on daily-needs retail and schools; residents currently drive to Sector 109 or into Dwarka for both, and that will not change for another two to three years.

What Sector 102 offers instead

Sector 102 sits in the middle of the corridor. It prices roughly Rs 3,000 per sq.ft. below Sector 113, and what you give up is about eight minutes on the airport drive.

What you get in return is functioning daily life. The Sector 102 school cluster is operational. There is organised retail within four kilometres. Evening food delivery works. None of those things are reliably true in Sector 113 today.

For a family with school-age children, that difference is worth considerably more than eight minutes of airport drive, and it is available today rather than in three years.

Price and appreciation compared

Sector 113 has appreciated 18.4% over twelve months against a corridor-wide 16.9%. It is the strongest performing sector in Gurgaon.

The question is how much of that is already in the price. Our view is that the connectivity premium is largely captured. The next leg of appreciation on this corridor will come from social infrastructure arriving, and the sectors with the most catching up to do have the most to gain - but also the longest to wait.

How to decide

  • Buy Sector 113 if you fly frequently, work in Delhi, or your household has no school-age children in the next three years.
  • Buy Sector 102-106 if you have children in school now, want retail and services working from day one, or prefer to spend the price difference on a larger unit.
  • Buy neither if your daily commute is to Cyber City and you cannot tolerate 30-40 minutes each way - Golf Course Extension Road will serve you better.
  • In either sector, drive the last 500 metres to the project gate on a weekday morning before deciding anything.

What both sectors share

Both sit on the same expressway, both benefit from the same 2024 opening, and both will face the same 2027-2029 possession wave. Neither is a short-horizon trade.

Both also share the water question. Confirm in writing whether a project runs on GMDA canal supply or on borewells plus tankers, and ask what last May looked like.

Our position

For an end-user with children, Sector 102-106 is the better buy today and the price gap is not justified by eight minutes. For a frequent flyer or a Delhi-oriented professional, Sector 113 is genuinely differentiated and the premium is defensible.

For a pure investor, we would take the cheaper sector and the longer wait, on the reasoning that the social-infrastructure gap in Sector 113 will close and the connectivity gap in Sector 102 will not.

Signature Global Daxin Vistas (Signature Global, Sector 84) is quoted at ₹1.15 Cr to ₹1.95 Cr for a September 2030 handover, across 712 units on 8.9 acres with 72% left open. Worth knowing: Entry at Rs 1.15 crore with Dwarka Expressway access in under ten minutes. Less good: possession in September 2030 is a long lock-in for a mid-segment buyer.

M3M Antalya Hills Floors - M3M India, Sector 79. ₹1.65 Cr to ₹2.45 Cr, possession June 2027. 22 acres, 560 units, 66% open. Whole floor plate with only three neighbours per building. The trade-off: only 66% open area, the lowest among the residential projects listed here.

Max Estates 360 sits in Sector 44 from Max Estates, quoted at ₹3.2 Cr to ₹6.4 Cr with possession in March 2029. On 15.8 acres it carries 620 units at 80% open area. Its strongest card is that wELL Building Standard with mechanical fresh-air filtration in every apartment; its weakest is that 8-15% price premium over specification-matched competitors without the air systems.

Godrej Riverine (Godrej Properties, Noida Expressway) is quoted at ₹2.3 Cr to ₹4.4 Cr for a June 2029 handover, across 680 units on 13.4 acres with 78% left open. Worth knowing: Carpet-to-super ratio near 72% with efficient, corridor-free layouts. Less good: legacy stalled projects on the same corridor still affect buyer perception.

Tata Eureka Park Extension - Tata Housing, Sector 150. ₹1.85 Cr to ₹3.2 Cr, possession June 2026. 16.2 acres, 840 units, 82% open. 82% open area protected by an authority-mandated ground-coverage cap. The trade-off: furthest developed sector from Delhi on the expressway - an hour to Connaught Place.

Sobha Verdana sits in Sector 150 from Sobha, quoted at ₹3.4 Cr to ₹6.1 Cr with possession in March 2030. On 12.8 acres it carries 512 units at 81% open area. Its strongest card is that sobha backward-integrated construction brought to Noida for the first time; its weakest is that priced above the Sector 150 average, and Noida resale has not yet tested a quality premium.

Godrej Palm Retreat (Godrej Properties, Noida Expressway) is quoted at ₹1.95 Cr to ₹3.45 Cr for a Ready to move handover, across 596 units on 11.6 acres with 77% left open. Worth knowing: Ready to move with occupation certificate and no GST payable. Less good: ready inventory prices above comparable under-construction stock in the same corridor.

Signature Global Park Vistas - Signature Global, Greater Noida West. ₹85 L to ₹1.45 Cr, possession March 2029. 9.2 acres, 780 units, 70% open. Lowest entry price in this list at Rs 85 lakh for a 2 BHK. The trade-off: greater Noida West carries the highest unsold inventory in NCR.
