About Max Estates

Headquartered in Noida, Uttar Pradesh and trading since 2016, Max Estates is best understood through its origin story. Max Estates is the real estate arm of the Max Group, and it entered residential development late and deliberately, after establishing itself in commercial office with the WorkWell platform in Noida.

In Delhi NCR the product focus is wellbeing-led premium apartments in Noida and Gurgaon, plus Grade A commercial office. Residential ticket sizes run from about Rs 2.4 crore to Rs 9 crore, positioned at the premium end of both markets.

To date the company has delivered about 6.0 million sq.ft., spread across Noida, Gurugram and Dehradun. The residential portfolio is small but concentrated in high-value locations - Noida Sector 128 and 36, and Gurgaon Sector 36A and Golf Course Extension Road.

Build quality and specification

The distinguishing feature is measurable indoor environmental quality: WELL Building Standard certification, mechanical fresh-air systems with filtration, low-VOC finishes and daylight-optimised orientation.

What to ask before booking a Max Estates project

  • Ask for the RERA registration certificate itself, not the number quoted on a brochure, and check the declared completion date against what the sales team is telling you.
  • Ask which entity you are paying. Marketing brand names and registered promoter entities differ, and money should only ever move to the entity named on the registration.
  • Ask who runs facilities management after handover - the developer in-house team or a third-party contractor appointed on lowest bid. It is the single best predictor of how a project looks five years in.
  • Ask to inspect a delivered project from the same developer, ideally one handed over three or more years ago, and specifically ask to see the basement and a service corridor rather than only a show flat.
  • Ask for the fully loaded cost sheet, with preferred location charges, floor rise, club membership, interest-free maintenance security, parking and power backup itemised separately.
  • Ask what the maintenance rate per sq.ft. will be at handover and what it was at handover on the developer last delivered project in the same city.
